HUNTSVILLE, AL (WAFF) -

A new high-end shopping area in Jones Valley is a big step closer to reality.

Thursday evening, the Huntsville City Council approved a zoning change for 126 acres on Carl T. Jones Drive, so plans for a new shopping area there can move ahead.

The idea brought some misgivings over whether it's an appropriate use of the land, which is currently home to cow pastures.

To the suggestion by one person that the council should direct those commercial projects to other areas, including existing parcels left vacant along the Parkway, city planner Lisa Leddo replied, "Unfortunately, the city can't direct businesses where to go. It would be nice if we could. But this is all market-driven. It's decided by the private businesses where they want to go. They do marketing studies that tell them the exact location and if they can't have that location, often times they just won't locate at all."

City planners said a retail center would actually create less traffic in that area than if the land were used for apartments, which it is already zoned for.

They also predict a much-needed boost in city sales tax revenue. Developers hope to have the first stores in the new center open next year.
