Expert looks at potential growth in area of planned interchange

Construction of a new interchange between Interstate 565 and County Line Road could boost growth and property prices in an already fast-growing part of the Tennessee Valley, according to an expert at the University of Alabama in Huntsville.  

"It's certainly a prime location because of the visibility of that interchange as well as the growth that we're seeing west of there," said Jeff Thompson, Director of the UAH Center for Management and Economic Research. "So I think it's an important link to the northwest section of Madison County, Limestone County, as well as south toward the river."

On Wednesday, Governor Robert Bentley, along with Madison Mayor Troy Trulock, Huntsville Mayor Tommy Battle, Madison County Commission Chairman Dale Strong and other dignitaries, formally broke ground on the long awaited $17 million interchange.

The interchange will allow access from I-565 westbound to County Line Road and from County Line Road to 565 eastbound. County Line already has ramps to and from I-565  to the west.

Along County Line Road, numerous parcels of what is now farmland now display "for sale" signs and Thompson predicted those property owners should see an increase in the price their land can fetch as new businesses seek to move in. 

"I think we'll see the value in that land increase as infrastructure is put in place," he explained. "You'll see a mix, I would expect. Expansion from industrial properties who need the transportation access as well as residential growth north on County Line and possibly south on County Line Road."

Thompson also anticipated a premium for businesses already in the area, along Madison Boulevard near its busy interchange with 565, as traffic congestion there is relieved by the new interchange up the road. 

"Folks are probably more likely to stop for a quick shopping trip than they would if they had to sit in a long line to get to the store," he said.   

Thompson suggested the benefits of the interchange need not be limited to ground transportation, looking toward Huntsville International Airport immediately south and east of the new interchange.  

"Whether it be cargo or passenger, rental car companies, service companies, freight companies, package companies, those kinds of things. Companies that would be looking for proximity to an airport but not necessarily need to be on the airport grounds, I think would look at this site seriously."
